Commercial Leases

Our commercial lease agreements are tailored to suit the specific needs of our clients. Some land owners do not wish to create an 80-page lease document to govern the rights and responsibilities of both the landlord and tenant. In this instance, we create simple lease agreements that address the landlords key concerns but is intelligible and understandable by the parties.

Other landlords owning more sophisticated property such as mixed-use, retail or commercial buildings, or office and warehouse space require more complex commercial leases. In these instances, we prepare lengthy agreements that cover all sorts of contingencies germane to commercial property.

We also assist tenants in obtaining landlord consents on assignments in respect of the sale of the business, or in reviewing and revising commercial leases prepared by the landlord’s lawyer.

With years of experience in corporate and commercial law, Kalfa Law is your premier partner for all your commercial and residential tenancy needs.

Residential Leasing and Guidance

With years of experience appearing before the Landlord and Tenant Board representing large property management companies in respect of residential rental housing, we have the knowledge and experience to provide detailed guidance to help ensure residential landlords are in conformity with the law, while also protecting their investment.

Amendments to the Residential Tenancies Act, 2006 took effect commencing in April 30, 2018 mandating a standard form lease, however many residential landlords continue to have questions as to what they can include in addition to the standard lease terms, as well as what their rights and obligations are as residential tenants.
